Load-Bearing Walls

Not every wall that looks structural is — and not every wall that looks cosmetic isn't.

Determining whether a wall is load-bearing requires an assessment of the full structural system — the roof framing above, the floor joists, the walls below, and how loads are transferred to the footings. In older Australian homes, this can be particularly complex: framing methods have changed over decades, and walls that appear non-structural may be carrying significant loads.

Our engineers conduct a thorough assessment of the existing framing — reviewing available drawings, inspecting accessible roof and sub-floor spaces, and tracing the load path — before advising on the structural implications of any proposed removal. Where a wall is confirmed as load-bearing, we design a transfer beam or frame to carry the loads that the wall previously supported, specifying the exact member size, end bearing conditions, and connection details.

For wall removals that require temporary propping during construction, we provide a propping strategy that the builder can follow — so the loads are supported safely throughout the construction process, not just after the beam is installed. Open-Plan Conversions

Removing one or more internal walls to create an open-plan kitchen, dining, and living space is the most common renovation structural scope we encounter. We assess the walls proposed for removal, design the required transfer elements — steel beams, LVL frames, or portal frames — and provide a complete engineering package including temporary propping requirements and certified drawings for the certifier.

New Openings in Existing Walls

Creating new doorways, widening existing ones, or adding large windows to existing walls requires structural lintels or beams sized for the full tributary load above. We assess the existing wall construction, design the appropriate lintel or beam, and specify the end bearing and connection requirements — for brick veneer, double-brick, and lightweight frame homes.

Structural Alterations to Existing Framing

Notching, cutting, or modifying existing structural timber or steel members during a renovation without proper assessment can create structural deficiencies that are not immediately visible. How we assess what is already there

Renovation structural engineering begins with understanding the existing building — its construction era, materials, framing method, and the load paths embedded in its current configuration. We review all available documentation and conduct a site inspection to verify existing conditions. In older homes, construction rarely matches what the drawings show, and a site inspection is essential before any structural work is designed.

Once the existing structure is understood, we assess the proposed renovation against the structural constraints and design solutions that are appropriate for the actual conditions. For wall removals, this means sizing the transfer beam for the real tributary load — accounting for the roof type, floor spans, and wall height — and specifying bearing conditions at each end that the builder can verify during construction.

Our documentation covers the full scope of the renovation alteration — structural drawings, engineering certificates, and propping strategies where required. For fast-moving renovation projects where the builder needs structural sign-off urgently, we prioritise turnaround and communicate clearly about what is achievable and when. If a proposed alteration is structurally problematic, we tell the client early — with a clear explanation and alternative options, not just a refusal.

Once drawings are issued, we are available for builder RFIs throughout construction. For hold-point inspections required by the certifier — typically before a beam is boxed in or a ceiling is closed up — we attend site promptly and issue certificates without holding up the build schedule.
