Granny Flats & Dual Occupancies

Secondary dwellings and dual-occupancy developments require the same engineering rigour as a full home. We design standalone granny flat structures — footings, wall frames, and roof structures — and provide engineering certificates for both CDC and DA pathways. For dual-occupancy developments, we handle both dwellings and shared boundary wall fire separation details.

The Engineering

What happens inside the walls

Residential structural engineering begins with load analysis — understanding the weight of the roof, floors, walls, occupants, and furniture, and tracing that load path down through beams, columns, and walls to the footings and into the ground. When a beam is undersized or a connection is inadequate, that load path breaks down. Our engineers trace it carefully on every project, regardless of how straightforward the job appears.

Connections are where most residential structural failures originate. The joint between a roof rafter and a wall plate, the fixing of a bearer to a stump, the connection of a steel beam to a column — these details are specified to Australian Standards and drawn on our documents so there is no ambiguity on site. For BAL-rated bushfire sites, connection specifications are elevated to meet ember and flame zone requirements.

Our documentation includes structural drawings, engineering certificates, BASIX-compatible specifications, and written reports that address council conditions of consent. Our goal is first-submission approval on every project.

The long-term performance of any retaining wall begins with proper engineering design: adequate drainage, sufficient structural capacity, and a design specifically tailored to the site's soil conditions, loading requirements, topography, and environmental constraints.

For challenging sites — high surcharge loads, restricted access, proximity to property boundaries, or contaminated fill — we develop custom structural solutions that cannot be addressed by standard wall types.

We start every residential engagement by reviewing your architectural plans, the geotechnical report, and the site survey. If a geotech report has not yet been commissioned, we advise on what is needed and can coordinate with local geotechnical firms. We then issue a scope and fee proposal before any structural work begins — no surprises.

Throughout design, we communicate directly with your architect and builder. If a structural solution affects a design detail — a beam depth that changes ceiling height, a column that affects an open-plan layout — we discuss alternatives before issuing drawings. Good residential engineering is collaborative, not prescriptive.

Once drawings are issued, we remain available for builder RFIs and certifier queries. For complex projects, we offer on-site inspections at key stages — footing, framing, and pre-slab — and issue mandatory hold-point certificates where required by the development consent. Our goal: your project reaches handover with no structural defects, no council hold-ups, and no callbacks.
