The Connection Zone

The junction between old and new is where extensions fail.

When a new extension meets an existing home, two structures with different foundation ages, soil settlements, and construction methods must be joined in a way that accommodates their individual behaviour. Differential settlement — where the new addition settles differently to the existing structure — is one of the most common causes of cracking in home extensions.

Our engineers design connection details that manage this differential behaviour appropriately. In some cases, a construction joint is the correct engineering solution. In others, the new footings need to be deepened to match the bearing capacity of the existing. In all cases, the structural connection between old and new framing is specified explicitly — not left to the builder to interpret.

Transfer beams are frequently required where existing external walls are opened up to connect the extension to the main home. These beams must be sized to carry the load that was previously carried by the wall — and their bearing conditions, end fixity, and deflection limits must all be checked. We design these beams to Australian Standards and specify the required connections at both ends.

Types of extensions we engineer

Our team works across the full spectrum of residential extension types — from small rear additions on established inner-city blocks to substantial second-storey additions on post-war homes across Greater Sydney and NSW.

Rear Ground Floor Extensions

The most common extension type in Greater Sydney — extending the rear of the home to create a larger kitchen, open-plan living, or family room. We assess the existing rear wall, design the transfer beam for the new opening, and engineer the new extension structure including footing, slab, wall framing, and roof to connect cleanly to the existing home.

Side-Return Extensions

Side-return extensions utilise the narrow corridor alongside a terrace or semi-detached home, typically widening the ground floor to create a full-width rear kitchen or living space. These projects often involve proximity to the boundary wall and shared structural elements — requiring careful load assessment and neighbour structure consideration in the engineering design.

Second Storey Additions

Adding a second storey to an existing single-storey home requires structural assessment of the entire existing building. The existing ground floor walls, footings, and roof structure must be able to carry the additional floor and upper-level loads. We assess the capacity of each element, design strengthening where required, and provide a complete structural package for the new upper level.

Detached Additions & Studio Builds

Detached structures on the same allotment — studios, home offices, guest rooms above a garage — require their own structural engineering package independent of the main dwelling. We design the footing system, structural frame, and roof structure for the new structure, and provide all required engineering certificates for the certifier.

What we assess before we design

Every extension project begins with an assessment of the existing structure. We review the architectural drawings of the existing home, any available original engineering documents, and — where necessary — conduct a site inspection to confirm construction materials, wall types, footing conditions, and the capacity of the structure to carry the proposed addition.

For second-storey additions, this assessment is particularly critical. The existing ground-floor walls may need to be strengthened, the footings may need to be extended or underpinned, and the connection between the existing roof structure and the new upper floor must be clearly engineered. We assess each element in turn and design solutions that are structurally adequate, practically constructible, and cost-effective.

Our construction documentation — structural drawings, engineering certificates, and supporting reports — is prepared to satisfy the requirements of the development consent or CDC approval, and we coordinate directly with your architect and building certifier to ensure the engineering package addresses any specific conditions of approval.

How we work with you

We start by reviewing your architectural plans and any available information about the existing home — original engineering documents, building approvals, or geotechnical reports. If none exist, we advise on what investigation is required and can coordinate with geotechnical firms to obtain a current soil report. We issue a clear scope and fee proposal before any structural work begins.

Throughout design, we communicate directly with your architect and builder. If a structural solution — a transfer beam depth, a post location, a connection detail — affects the architectural layout, we raise it early and work collaboratively to find the best outcome for the project.

Once drawings are issued, we remain available for builder RFIs and certifier queries. For projects with mandatory hold-point inspections, we attend site and issue certificates promptly to keep construction on programme. Our goal: no structural defects, no council hold-ups, and no callbacks after handover.
