Foundation Settlement

Most structural movement in Australian homes starts below the slab.

Australia has one of the most reactive clay soil profiles in the world. Reactive clays shrink when dry and swell when wet — and this seasonal movement, over time, can cause differential settlement in residential footings that manifests as cracking in walls and ceilings, sticking doors and windows, and visible deflection in floors. In severe cases, footing movement can cause significant structural damage that requires underpinning or partial rebuilding.

Diagnosing a foundation settlement problem requires more than observing the cracks. It requires understanding the soil classification, the original footing design, the current moisture conditions under and around the slab, any changes to drainage or vegetation in recent years, and the extent and pattern of movement across the building. Each of these factors contributes to the diagnosis — and all of them inform the remediation design.

Our foundation settlement investigations combine a structural inspection of the building with a review of geotechnical data and drainage conditions. Where active movement is occurring, we install monitoring points and review them over time before recommending an intervention — ensuring the remediation is appropriate for the severity and direction of the movement, not premature or excessive.

How we investigate a structural defect

Our defect investigation process begins with a comprehensive site inspection — reviewing all accessible areas of the building, documenting crack locations and widths, measuring deflections, and assessing drainage conditions around the foundation. We review all available construction documents, geotechnical reports, and any previous repair or inspection records.

For active movement situations, we install monitoring points before recommending intervention — so the remediation is calibrated to the severity of the movement and the direction of the differential settlement. Premature intervention on a building that is still moving can do more damage than the original defect.

Our investigation reports identify each defect, classify its severity, establish the probable cause, assess the structural risk, and recommend a remediation approach. Where a defect has legal implications — insurance, strata disputes, or construction litigation — the report is prepared to comply with expert witness requirements under the Uniform Civil Procedure Rules.

How we work with you

Remedial engineering engagements are often time-sensitive — owners are anxious, legal processes have deadlines, and in some cases the structure presents an ongoing safety risk. We respond promptly to initial enquiries, provide a clear scope and fee proposal before any inspection is conducted, and communicate findings directly and plainly — without minimising defects or overstating them.

For homeowners and strata committees, we explain technical findings in plain language and advise on the urgency of recommended actions. For legal representatives, we prepare reports that comply with expert witness obligations and can withstand cross-examination. We do not soften findings for the convenience of any party — our obligation is to the facts and to the engineering.

Once a remediation is designed and approved, we remain available to support the builder through construction — answering RFIs, conducting hold-point inspections, and issuing completion certificates that confirm the works have been carried out in accordance with the engineering design.
