Office Buildings

From boutique three-storey professional suites to multi-tenancy office towers, we design the complete structural frame including columns, beams, slabs, lateral bracing systems, and core walls. Office structures must accommodate future internal partition changes and services penetrations — and we plan for this flexibility in the initial structural layout. We coordinate closely with mechanical, electrical, and hydraulic consultants to accommodate services routing without compromising structural members.

Retail & Hospitality

Retail and hospitality structures present specific structural challenges: long clear spans for unobstructed floor areas, high live loads from dense occupancy and equipment, and ongoing modifications as tenants turn over. We design retail structures with generous column grids and roof spans that give future tenants the layout flexibility they need, while meeting all NCC Section B structural performance requirements for public assembly and retail occupancies.

Mixed-Use Developments

Mixed-use buildings — typically commercial or retail on lower floors with residential above — require careful structural transition between the two building uses. We design transfer structures (transfer slabs, transfer beams, and Vierendeel frames) that redirect column loads across column grid changes between commercial and residential zones. These are among the most technically demanding structural elements in building design, and our team has delivered them on multiple Sydney projects.

Commercial Fitouts & Alterations

Structural alterations to existing commercial buildings are common — new mezzanine floors, wall removals, opening creation, slab penetrations for services, and load-bearing changes for new equipment. We assess the existing structure, determine the impact of the proposed alteration, and design any strengthening or new elements required. We also provide the structural engineering certificates required by building certifiers for change-of-use approvals and construction certificates for alterations.

What commercial structural engineering involves

The first major structural decision in a commercial project is frame material: reinforced concrete or structural steel, or a combination of both. Concrete frames offer excellent fire resistance, lower long-term maintenance, and superior acoustic separation between floors — making them well-suited to multi-storey residential and office buildings with regular column grids. Steel frames offer speed of construction, long clear spans, and ease of future structural modification — advantages in large-footprint retail, industrial, and hospitality buildings where programme and flexibility are priorities.

Transfer structures are a specialised discipline within commercial engineering. When a mixed-use building transitions from a commercial lower floor (requiring a large open column grid) to a residential upper floor (with smaller room grids and more walls), the columns above do not align with the columns below. A transfer beam or transfer slab redirects these loads horizontally before sending them to the columns that do align. These elements carry enormous forces and require detailed finite element analysis, careful detailing, and in some cases post-tensioning to control deflections.

Fire resistance is a non-negotiable requirement in commercial structures. Under NCC Section C and Section B structural requirements, structural elements must achieve specified fire resistance levels (FRLs) measured in minutes of structural adequacy, integrity, and insulation. Our designs specify the correct fire protection systems — whether intumescent coatings on steel, spray-applied fireproofing, or reinforced concrete cover depths — to achieve NCC compliance without over-engineering the fire protection specification.

Multi-Tenancy Load Design

Engineered for the full life of the building

Commercial buildings are designed to Australian Standard AS/NZS 1170.1 live load requirements, which specify minimum imposed loads for different occupancy types — offices (3 kPa), retail (5 kPa), plant rooms (7.5 kPa), and public assembly (5 kPa and above). For multi-tenancy buildings, we design the structural slab to accommodate the heaviest anticipated occupancy category, rather than the initial tenancy, to give owners maximum flexibility over the building's life.

We also consider pattern loading — the structural condition that arises when not all floors or bays are loaded simultaneously, which can produce governing bending moments in some beam and column configurations. Pattern loading analysis is included in our structural models for all multi-storey commercial frames.

How we work with you

Commercial projects run to tighter programmes and tighter budgets than most owners expect. Our approach to commercial structural engineering is to engage early — ideally at schematic design stage — so that the structural system is integrated into the architectural layout from the beginning rather than fitted around it after the fact. Early structural input avoids costly design rework and ensures the building can be constructed efficiently.

We provide preliminary structural concepts in the early design stages to inform decisions about column spacing, floor-to-floor heights, slab depths, and core wall locations. These concepts give your architect and development manager the information needed to refine the building design with realistic structural parameters — and they give us a head start on detailed design once the layout is frozen.

For construction, we provide structural inspection services at key milestones — reinforcement inspections prior to concrete pours, steel frame inspections prior to fire protection application, and connection inspections for critical joints. These inspections are documented and provided to the certifier as part of the mandatory inspection regime required under the NSW Environmental Planning and Assessment Act for Class 5, 6, 7, 8, and 9 commercial buildings.
