A Guide to Council Approval for Home Extensions

DA or CDC? Understanding the two approval pathways in NSW — and the documents you'll need — makes your extension project far smoother.

Before the first footing is poured, most extensions in NSW need approval. There are two main pathways, and choosing the right one can save weeks. Here's how they compare.

Complying Development Certificate (CDC)

A CDC is a fast-tracked combined planning and construction approval for straightforward projects that meet pre-set standards. If your extension complies with the relevant State Environmental Planning Policy, a private certifier can issue a CDC — often in a fraction of the time a DA takes.

Development Application (DA)

Where a project doesn't meet CDC criteria — for example because of heritage, overshadowing, or non-standard setbacks — you lodge a DA with your local council. A DA is assessed on its merits and may involve neighbour notification.

Documents you'll typically need

  • Architectural plans and a site plan
  • Structural engineering drawings and certification
  • A BASIX certificate for sustainability
  • A stormwater and drainage plan
  • Geotechnical or soil information for footing design
